What the report covers
Each edition looks at what closed in North Central Phoenix, what came on, what is still sitting, and what that pattern suggests about the months ahead. It stays inside the corridor — 85012, 85013, 85014, 85020 and 85021 — because a Phoenix-wide number tells you almost nothing about a block of midcentury ranches off Bethany Home Road. The metro includes new-build subdivisions thirty miles out; those homes and these homes are not in the same market, and averaging them together produces a figure that describes neither.
The reports also track the things a spreadsheet misses: which pockets are drawing multiple offers, how renovated homes are being received against original ones, and where sellers are having to negotiate after inspection. Those are the details that actually shape a pricing conversation.
Why a monthly read matters in a market this small
North Central turns over a relatively small number of homes above one million dollars each month. That is the single most important thing to understand before you read any number here. When the sample is small, one unusual sale moves the averages. A single architecturally significant property, a large-lot estate, or a distressed off-market transaction can shift a monthly median enough to look like a trend when it is really just one house.
So these reports are meant to be read in sequence, not in isolation. A month on its own is an anecdote. Three or four months in a row start to be a direction. If you are trying to decide whether to list this spring or wait, the useful exercise is to open the last several editions and look at what repeats — not to take one month's median and extrapolate a year from it.
It also means you should be skeptical of any agent, this one included, who quotes a single month's figure as proof of anything. The honest version of market analysis in a small market is a range and a caveat, not a headline.
