What to send

The most useful notes are specific. If you are buying, the things worth including are your rough budget, how many bedrooms you actually need, whether a particular school path matters, and whether you are drawn to an original midcentury ranch or something already renovated. If there is a house you have been watching, send the address — a straight opinion about one property is usually more useful than a general conversation about the market.

If you are selling, the helpful details are the address, roughly when you would want to be on market, and anything about the house you already know a buyer will ask about — a roof that is due, an addition without permits, a kitchen from a different decade than the rest of the house. None of that is disqualifying. It just changes the plan, and knowing it up front means the first conversation is a real one rather than a sales pitch.

If you are neither, that is fine too. Plenty of the questions that come through here are from people who already live in the corridor and want to know how flood irrigation works on their block, whether a remodel is worth doing, or what a neighbor's sale actually means for their own house. Those get answered the same way.

Where Trevor works

The practice is deliberately narrow: North Central Phoenix, roughly Camelback Road to Northern Avenue and Seventh Avenue to Seventh Street, plus the surrounding pockets in 85012, 85013, 85014, 85020 and 85021. That is a small footprint by design. Knowing which streets flood-irrigate, which blocks turn over quietly, which additions were permitted and which were not, and which schools anchor which pocket is knowledge that comes from working the same few square miles rather than the whole valley.
